Welcome to the first edition of the Ozarks Land Report Quarterly. Every three months we’ll publish what we’re seeing on the ground across the five counties we work — Franklin, Gasconade, Crawford, Phelps, and Dent — pulled from MLS data, county recorder filings, and our own transactions. The goal is simple: give landowners, buyers, and anyone watching this market the most accurate, county-specific data available, with the context to actually use it.
Methodology
Data is aggregated from MARIS MLS, closed property records, filtered for sales with no bedrooms or bathrooms to get a handle on the value of the dirt we peddle. All medians are calculated on closed transactions only — pending deals and listings are excluded. Acreage figures exclude properties under 20 acres (which behave more like residential transactions).
