Find the Right Opportunities

Walk the Land and Tour the Home
We do not evaluate rural property from listing photographs. We walk the ground, tour the residence and improvements, study the access, and look at how the property actually functions: roads and trails, timber, pasture, water, fencing, food plots, outbuildings, utilities, neighboring land use, and how the house and the acreage relate to each other.
A good house does not fix unusable land, and good land does not make the residence worth what the seller is asking. Both sides of the property matter.
Understand the Value
Rural property rarely fits a price-per-square-foot calculation. We compare it against relevant closed sales and weigh the separate value of the residence, outbuildings, tillable ground, pasture, timber, water, access, recreational features, and development influence. The point is not to find a number that justifies the asking price. It is to find what the evidence supports and build the offer from there.
Prepare and Negotiate the Contract
Once you decide to proceed we prepare the offer, draft deal-specific provisions where they are needed, and negotiate price, contingencies, personal property, possession, inspections, financing, survey, title work, and the closing timeline.
Justin is a Missouri-licensed attorney and the former President and CEO of a Franklin County title company. That tends to matter most when a deal involves easements, access, boundary questions, leases, timber rights, mineral reservations, owner financing, 1031 exchanges, or unusual closing terms.
The contract is where the transaction gets built. Those details should not be left for everyone to work out after the offer is signed.
